The Crown Estate owns all the properties in Regent Street between Oxford Circus and Piccadilly Circus; all the properties south of Piccadilly Circus to The Mall; and most of the properties north of Oxford Circus to All Souls Church.

The street was planned by John Nash from 1811 onwards as an imperious boulevard in honour of the Prince Regent leading from Marylebone Park (now Regent Park) to his palace Carlton House. Most of the properties were reconstructed in the 1920's to a larger scale. The building leases granted in the 20's are now expiring and The Crown Estate are looking at upgrading the properties so they are fit for the next 100 years. In addition we are cleaning the stone of the buildings and installing floodlighting in a rolling programme over the next few years. We take care to programme works to avoid disrupting trade over busy periods which does mean that this work is concentrated over a few months of the year. In all we will be spending about £650 million over the next 4 years. But as well as the specific projects we are implementing Strategies to improve the whole street.
