Catering Strategy - Executive Summary
Aim
- to provide a catering solution which takes account of the following:
- Regent Street's core customers are drawn from the tourist/shopper group and account 85% of visitors to the street
- catering usage demanded by core customers tends to be for snack, quick service and casual dining catering offers
- it is likely that office occupiers have a similar requirement when they are considering shopping
- current catering provision is weighted to non-core Regent Street customers; less than 18% of the catering offer is thought to satisfy what is essentially over 85% of the visitors to Regent Street
- the under provision of - and latent demand for - additional quick service and casual dining in Regent Street (51% of Regent Street visitors purchased something to eat or drink from locations other than Regent Street during their visit to Central London)
- planning constraints and appropriate property constrain supply of outlets
Based on RCT November 2001 Customer Research
Strategy
- Provide a focussed selection of premium coffee outlets, within
existing retail planning consents, that compliment and support
the retail mix and enhance the Regent Street brand. The location
for café use is north of Oxford Circus, on side streets
including Heddon and Swallow Street and as ancillary use within
larger stores
- casual dining to be focused on Burlington Place, Heddon Street
(see also Heddon Street strategy)
& Swallow Street
- casual dining should take precedence when satisfying requirements
- fine dining lettings are not a priority
- food courts are not to be pursued
